1. Purchase a doormat that is the width of your door frame and compliments the architecture/color of your house and preferably one that says “Welcome.” Stay away from anything too personal, such as monograms, team affiliations and sayings.
2. Create a Focal Point with Color on your front door a color that compliments the architecture and reflects the current exterior color palettes without being too trendy or personal.
3. Use pots filled with colorful plants that repeat the same colors found in your yard or on your front door.
4. A good rule of thumb for the front door fixture is for it to be 1/3 the height of the door if there is only one and 1/4 the height of the door if there are two. Use bulbs with a warm white light.
5. Clean and fix what is there! Does the doorbell work? Are the house numbers and mailbox worn? Windows, light fixtures and hardware need to sparkle.

My favorite staging advice for sellers is to DE-CLUTTER! If it does not enhance your space, it should go. Best of all, this is typically the cheapest thing you can do to enhance the way your home shows. Many sellers tell me they did their best to de-clutter when we’re getting their house for the market and then as they are packing to move, once we are under contract, they throw away giant piles of stuff. You’re going to get rid of it eventually, so you’re better off doing so BEFORE listing your house.
Start With Spring Cleaning
Get out those dusters, bring on the yellow gloves, and get ready to tackle that deep cleaning you’ve been putting off. This is a great task to get the whole family involved in. Sit down together and strategize at the dinner table! Start where the mess may be the hardest to organize (teenager’s bedroom?!) Kitchen cabinets need to be organized and the refrigerator should be thoroughly cleaned out. Basements and attics should be on the list as well – you never know what memories you might come across. Open the windows, get those screens cleaned, and before you know it, your home will be fresh and spring-like!

Curb Appeal Is Everything!
Make sure the first thing prospective buyers see of your home is that they can make an attachment to your home, says Kelly Olsen, a real estate agent with Keller Williams Realty in New Jersey.
It should feel warm and inviting. For better or worse, buyers tend to judge a book by its cover so make sure to remove any junk that is lying around the property. Things like old rusty sheds, rotting wood piles, broken playsets, and anything else that is unsightly is what people see first! By investing some effort in relatively easy fixes like planting colorful flowers and repainting your front door, the outside of your house will have people coming back again and again to see your home!
Depersonalize Your Space
The best step to get your house ready for sale, is to you want to remove any distractions so the buyers can visualize themselves and their family living in the property, says John Roderick, a real estate agent with Weichert Realtors in New Jersey.
He says that includes personal items and family photos, as well as artwork and furniture that might make your home less appealing to the general public. The goal is to create a blank canvas on which the buyers can project their own visions of living there, and loving it!
Clear the Counters!
My favorite tips for staging are: clear all kitchen counters of everything, clean garage, and basement of old junk and anything that is not to be moved. Replace any energy efficient lightbulbs with soft regular light bulbs. Update or replace any old light fixtures. Get new white fluffy towels for bathrooms. Get rid of any oversized furniture that makes a room look small or obstructs passages. Get some fresh plants for front porch or next to the front door and for patio or deck. Get a new welcome mat.
